We had to be vouched for

Top Ten is a member of LPA — Leading Property Agents of Spain, an association of established agencies across the country. You cannot simply pay to join. An agency has to be proposed and endorsed by three existing members — people who already do this work, putting their own name behind yours.

Beyond the endorsement, a member must show:

  • At least three years of proven work in Spanish property
  • A real, staffed office — not a phone number and a website
  • Professional liability insurance, kept valid
  • Demonstrable financial solvency, and a clean legal record

Then there is the code of conduct, which is the part we actually care about. It requires members to describe properties accurately and without exaggeration, to tell you plainly when something falls outside our expertise, to keep what you tell us confidential, and to send you to an independent lawyer or tax adviser rather than pretend we are one. It also obliges us to work with other agents when that is what serves you best — even when it would suit us to keep you to ourselves.

None of this makes an agency good. It sets a floor, not a ceiling. We joined because the code describes how we were already trying to work, and because a promise you can be held to is worth more than a promise you cannot.
