The numbers, before you fall in love

Two things matter to us: that you can afford this, and that you can enjoy it. They are not the same thing. Very few people who end up regretting a home on this coast could not pay for it — what wore them down were the bills nobody had mentioned, and the quiet sense that more of them were coming.

Almost all of it is knowable in advance. It is just rarely written down, so we wrote it down. And none of these numbers are ours: the taxes, the fees and the waiting times are Spain's, and they are the same whichever agent's card ends up on your table. Choosing someone else does not make them smaller — only quieter, until the day they are not.

So this is not us being expensive. It is us being early. Being early costs nothing, and it is the whole difference between owning a home here and worrying about one.

Why we publish this

Every agent on this coast lists the same homes from the same feed. What we can offer that they cannot is a straight answer. If the numbers talk you out of an area, they have done their job — you would have found out anyway, only later and more expensively. We would rather you found out here.

We have been on your side of the table. One of us, Joakim, has bought property on this coast three times — three lawyers, three sets of paperwork, three things understood a little too late. That the transfer tax lands after completion, not with the price. That the tax office may value your home higher than you paid for it, and tax you on the difference. That fifteen minutes on a map can be forty in August. None of this is secret. It is simply never written down, because nobody selling you a home has much reason to write it. So we did.
